LOCATION:

Current focus is on the South and South East of England but with vacancies across England and Wales

SUMMARY:

To identify and relationship manage Borrowers and introducers of residential property development loans and residential property bridging loans for experienced property developers. To be responsible and accountable for the origination and structuring of suitable new loans and be part of the on-going monitoring of existing loans within their region.

KEY ACCOUNTABILITIES:

• Conduct yourself at all times in accordance with Invest & Fund’s core values including Treating Customers Fairly
• Utilise and leverage your experience and expertise to identify and screen for credit worthy lending opportunities with an appropriate risk adjusted return for the Lenders.
• To be the primary Invest & Fund interface with existing and potential Borrowers, and professional introducers

KEY RESPONSIBILITIES:

• Develop a marketing plan to identify and establish contact with prospective Borrowers and professional introducers who will bring lending opportunities to Invest & Fund
• Responsible and accountable for the origination of high quality lending opportunities to residential property developers
• Manage the day to day relationship with Borrowers and introducers
• Manage the day to day relationship with valuers, monitoring surveyors and other property professionals
• Own and execute Stage one of the Invest & Fund Borrower and credit process which is the first screen of new loans presented to Invest & Fund to maintain the quality of new lending opportunities
• Build an informal network of estate agents, accountants, solicitors and other relevant property professionals that helps corroborate the experience and track record of the potential Borrower
• Being proactively involved in proposition development, relaying market insight, information on competitors
• Overall responsibility for the communication between Invest & Fund, the Borrower and introducers throughout all stages of the Borrower process
• Monitoring of ongoing projects through regular dialogue with valuers and monitoring surveyors including site visits
• Swift identification and internal escalation of potential problems during the application process
• Swift identification and internal escalation of potential events of default during the life of a loan
• Accurate and timely record keeping of all communication
• Accurate and timely record keeping of new and current loan opportunities including Stage 1 declines
• Maintain your own diary system to help track your calling plan for existing and prospective Borrowers
• Contribute to the budgeting process for your region to establish appropriate financial metrics that will form part of your review process across a number of areas to include but not limited to, TCF, communication (internal and external), record keeping, relationship management, and loan monitoring pre and post draw down.
• Swift identification of problems and recommendation of remediation plans

KEY SKILLS:

• Excellent credit skills relevant to residential property development and bridging
• Ability to negotiate and structure loans in accordance with credit policy and procedure
• Familiarity with and understanding of valuation and QS reports
• Thorough understanding of the legal issues surrounding property development
• Ability to act as the first stage filter for new loan opportunities
• Ability to manage a local area and champion the business including development of a business plan
• Existing local network of clients and property professionals including introducers
• Clear and precise communication skills both written and verbal
• Accurate and timely record keeping and activity tracking
• Ability to work remotely
• The ability to balance the requirements of a budget with the maintenance of quality and treating customer fairly

KEY EXPERIENCE:

• Extensive experience managing relationships with Borrowers and introducers across different credit cycles
• Extensive experience originating, structuring and monitoring residential development and bridging loans across different credit cycles
• Current experience of secured lending, bridge finance, development finance by both corporations and SPVs
• Current relationships with Borrowers and introducers across their geography in the target loan range of £300,000 to £5,000,000 with the main focus in the £1,000,000 band
• Previous experience of a highly regulated entity lending to corporations
• Proven ability to build and execute business plans to identify lending opportunities
• Operated recently under the FCA TCF, ALM and KYC frameworks
• Experience of working in a credit sanctioning department or been involved in producing documents and a business case for sign off by credit sanctioning
• Involved in loan restructuring and loan work out
• Worked remotely with effective communication, activity management and record keeping in accordance with FCA requirements
• Proven ability to balance the requirements of a budget with the maintenance of quality and treating customer fairly

LOCATION:

SUMMARY:

The main aim of this part-time role is to administer, maintain and progress all our new and existing Lenders to a high standard. I&F customers expect excellent service and support and this role primarily exists to help deliver that experience.

The Internal recruiter is a key role within the business and manages the whole recruitment process, recruiting for a variety of roles.

KEY ACCOUNTABILITIES:

• Ensure that I&F clients have a high-quality onboarding experience
• Ensure that I&F Lenders enjoy excellent service
• Ensure that all Mailchimp communications are accurate and of high quality

KEY RESPONSIBILITIES:

• Assist Lenders through the onboarding process and ensure that those experiencing difficulties are identified and resolved with urgency
• Complete Anti-Money Laundering checks (Including Annual follow up’s) & Bank Verification Checks and liaise with clients.
• Coach Lenders on the bidding process when required
• Respond to Lender queries communications and referring as necessary to appropriate person, but taking responsibility for satisfactory completion
• Transacting a ‘buy’ or ‘sell’ transaction on behalf of a client when specifically instructed
• Providing support to the Lender Origination and Management Team
• Assist with ‘existing lender’ contact operations in line with agreed strategy
• Obtain referrals from clients wherever possible and ascertain potential lending capacity
• Using Mailchimp to build pitch pages and communicate with Lenders
• Liaise with Equifax on day to day issues and queries
• Creation of new web pages for our website where new loans are quickly and accurately added to our auction page
• Conduct annual refresh of Due Diligence including Anti-money laundering reports for all Directors for existing Business Lenders

SUMMARY:

Invest & Fund is an innovative peer to peer market place providing finance to residential property developers. The business has grown swiftly and in a controlled fashion. As a regulated business operating in financial services the operational, governance, risk and control issues are complex and interwoven.

To own, manage and execute a Broker contact programme to raise and maintain awareness of Invest & Fund in order to generate leads for new borrower opportunity in the residential development and bridging market place, handing off suitable leads to the Field based Regional Business Development Managers.

The role will also involve the co-ordination of direct to Developer prospecting activity and database together with wider Intermediary relationship control.

KEY ACCOUNTABILITIES:

• Conduct yourself always in accordance with Invest and Fund’s core values including Treating Customers Fairly
• Utilize and leverage your experience and expertise to identify and screen for credit worthy lending opportunities for the Regional Business development team.
• Own and execute a CRM process to ensure Broker contact is systematic and sustained via outbound calling and focused email follow up.
• To be the initial Invest and Fund contact for new Brokers and borrowers beforehand off to the Regional Business development team.

KEY RESPONSIBILITIES:

• Origination of new Broker and Developer relationships via a sustained contact program working closely with the Head of Borrower origination and the Regional Business Development team.
• Building and developing new relationship opportunity with both Brokers and Developers
• Working with the Head of marketing help define and execute our sales and marketing strategy across all property developers (direct) and via brokers and partners (indirect)
• Achieve and exceed targets as set by Head of Borrower Origination
• Build and sustain awareness of the I&F brand and products (with aid of the marketing team)
• Act as first screen for new leads quickly and efficiently, handing off leads that meet I&F appetite to the field based Business Development team.
• Provide back up and be a point of contact for Brokers and Developers at times when the BDM is unavailable or on annual leave.

• Strong track record of business development activity in the financial services sector with proven experience in residential development and bridging finance
• Ability to work collaboratively from a distance, working as part of a geographically disparate team
• Extensive experience building new and managing existing relationships and owning and executing contact strategies
